Remodeling a kitchen while the unit is lived in

  • Dust. Plastic up and openings sealed. We clean up every day.
  • Elevator and halls. We reserve the elevator with the desk or super. Pads go up when the building asks. Halls get left clean.
  • Work hours. Loud work stays inside the building's allowed hours.
  • Water shutoffs. Set with building staff ahead of time and kept short.
  • Debris. Hauled out, not left in building trash rooms or chutes.
  • Owner-supplied finishes. Welcome. We price labor and rough-in clearly before demo.

Paperwork the building asks for

  • Pennsylvania Home Improvement Contractor Registration PA118319. Licensed and insured since 2015.
  • Certificate of insurance naming the building as additional insured.
  • Alteration agreement, work hours, and elevator times set with management before demo.

Questions we get

What do the kitchen packages cost?
Kitchen package: $35,000–$70,000. Rental kitchen package: $25,000–$45,000. Materials are included in the ranges. Your number is set after Ed walks the unit.
Can residents stay in the unit during a kitchen remodel?
Often, yes. We seal off the work area, protect the paths through the unit, clean up every day, and keep to the building’s work hours. We plan a temporary kitchen setup with the owner before demo.
What does the building need from the contractor?
Usually our PA HIC registration (PA118319), a certificate of insurance with the building’s required names, a signed alteration agreement, and elevator and work-hour times set with the desk. We handle that paperwork with management before work starts.
