Apartment leasing and turn offices need a kitchen and bath contractor they can call for the next turn without re-vetting every time. Condo management offices need a contractor that owners and management can both rely on. As a preferred contractor for property managers, we make the vendor setup step simple, then run the first unit the way your office expects every job after that. Ed McCluskey is your main contact.

Who we work with

We work first with apartment leasing and turn offices on kitchen and bath work between residents, and on repeat upgrades across a building. Condo management offices and co-op buildings come next.

For apartment offices, we work in vacant units between residents and in occupied units while residents stay home. We work with condo management offices and the owners in their buildings. Board members can see what a condo or co-op building needs for their side of the checklist. We focus on kitchens and baths, not maintenance or small repairs.

Vacant turns and occupied units

We work in vacant units between residents as well as occupied units, so your office can call one contractor for both.

In vacant units, we keep the same finish standard unit after unit, so turns look consistent across the building. In occupied units, we run careful, low-disruption work so residents can stay. We work within the building's allowed hours, plan around the building's elevator schedule, and protect the hallway path with cleanup before we leave. When it is the only bathroom, there is a working toilet at the end of every workday.

For the questions your office should ask before an occupied job, see questions before an occupied hall bath and questions before an occupied kitchen.

How onboarding works

Adding us to your approved vendor list is five steps: reach us, we send our paperwork, an on-site estimate on the first unit, a certificate of insurance once you approve the work, then work starts with one main contact.

  1. Reach us. Call or text (267) 463-8138 or send the vendor inquiry form. Tell us your buildings and what kind of unit work you have coming.
  2. We send our paperwork for your vendor setup.
  3. On-site estimate for the first unit. We come out, review the building's policies, and give a written scope and quote.
  4. Once you approve the work, we provide a certificate of insurance naming the association or management as the building requires. Permits as required.
  5. Work starts. You have one main contact, with regular progress updates by text, phone or email and a signed, written change order before any change in work.

Repeat work across units

Doing the same upgrade in unit after unit? We keep the scope and finishes the same in every unit.

We don't post a price list for repeat work. Call us and we'll price it for your building. Once we're on your approved vendor list, every unit after the first follows the same steps.

What our packages run

Our public package ranges for apartment turns and condo units are rental kitchen $25,000–$45,000, hall bath gut $15,000–$30,000, kitchen $35,000–$70,000, and primary bath $25,000–$55,000, with materials included.

Ranges finalize after an on-site estimate. For the full package list, see full package ranges.

What your office can expect on every job

On every job, you have one main contact for the office, the building, and residents, with a written scope before work starts and signed change orders before anything changes.

We give regular progress updates by text, phone or email. Every change gets a signed, written change order before the work changes. On bath jobs we use Schluter Kerdi waterproofing, flood test every tiled Kerdi shower before tile, and send GoPro timelapse to the customer. More on shower waterproofing before tile. Condo offices that want the board loop spelled out can see how a board keeps tabs on a unit renovation.

Buildings where we've worked

We have done unit work in Residences at Dockside (bathrooms), Siena Place, Bridgeview Place Condominiums, and William Penn House, a co-op.

We do kitchens and baths in vacant and occupied units across Greater Northeast Philadelphia, Lower Bucks, nearby Montgomery County, and selected city buildings.

Emergency remediation for units we already serve

When a unit has a water emergency, one licensed contractor can handle the cleanup, plumbing repair, and putting the unit back together, so the office is not coordinating separate companies. Insurance often covers this kind of repair.

At 511 Condominium Residences, we responded quickly to the landlord's call and saved the kitchen cabinets. Kitchens and baths are still our main work. Emergency remediation is secondary, for units and buildings we already serve.
